BUKIT LANJAN: Why Azmin-led Selangor govt failed to deliver affordable housing electoral promise
Why is housing so expensive in Selangor?
Perbadanan Kemajuan Negeri Selangor (PKNS) was established on Aug 1, 1964 with the objective to build affordable housing for the rakyat (people).
It started with building houses that cost RM45,000, then RM75,000 but now its houses are anything but affordable, all built on state land!
“But, the Azmin Ali-led Selangor government now gets 82% revenue from land-related taxes - previously 42%!” Gerakan Deputy Speaker Syed Abdul Razak Alsagoff said.
He added that the cost of conversion of agriculture land to housing land had also sky-rocketed.
“For example, in Sungai Buloh the conversion per acre had ballooned from RM200,000 to RM1 million! In other places like Ulu Selangor from RM100,000+ to between RM500,000 and RM600,000.
“Premium is based on market value of the land. So with such high premiums, five to six times, how to build affordable housing in Selangor?
“Furthermore, PKNS is now locked in joint-ventures (JVs) with Sunway and many other developers to build expensive condominiums, semi-detached houses and bungalows,” he added.
Syed Razak, who is Gerakan’s nominee to contest N.37 Bukit Lanjan in the coming 14th General Election (GE14), said Selangor Mentri Besar Azmin, Subang MP Siva Rasiah and Bukit Lanjan assemblyman cum state executive councillor Elizabeth Wong were thus grossly insincere when they pledged to build affordable housing in the state for the rakyat in GE13.
He said that when PR1MA (Perbadanan PR1MA Malaysia) wanted to build affordable apartments, the Selangor government would reject or deny the issuance of development order.
“Both state and federal governments must never reject any rakyat-beneficial public projects because those who hold government office are elected by the rakyat to serve the rakyat and nation’s interest.
“Do not play politics at the expense of good governance and the interest of rakyat dan negara (people and country),” he added.
